Access Statement


We aim to cater for the needs of all visitors in our home based, Seven bedroom bed and breakfast in Bowness. The following access statement is a summary of our provision. If you have any specific questions, please feel free to call us and we will endeavour to help.


We are located in a quiet location on Kendal Road Bowness-on-Windermere.
For Satellite Navigation users our postcode is LA23 3EW.
Our website provides pictures of our accommodation and additional information about our guest house.
The nearest shopping to Holmlea are about 200 metres away.
The nearest bus stop is about 200 metres with a regular seasonal service to Windermere, Ambleside and Grasmere villages.
The nearest train station to Holmlea is in Windermere, approx 1.5 miles distance. Buses regularly call into the station. There are several local taxi companies. We can book one for you in advance if required.

Details of our guest house and menus can be provided in large print if required (please advise before your stay). We regret we do not have facilities to prepare documents in Braille.

We are unable to accommodate pets of any kind.

Arrival & Car Parking Facilities

Please advise us of your anticipated arrival time so that we can be sure we are here to welcome you.

Our check-in time is from 4.00pm to 8.00pm. To avoid disturbance of other guests we are unable to accept arrivals after 8.00pm.

Guests wishing to arrive earlier by train or bus may leave their luggage in reception. Please notify us of your arrival time.

Guests wishing to arrive earlier by car may leave their vehicle in the car park. Please notify us of your arrival.

Car parking available to the front and side of the Guest House but spaces are limited to one car per reserved room.

Car parking is provided free to guests and is entirely at the vehicle owners’ risk. If a guests car is parked in such a way that another guest is blocked in we request the guest to leave their keys at reception in case of emergency.

Parking is on a level drive. Please park where directed.

Additional parking is available in the public pay and display car parks in Bowness village, which is approx 300 metres from our guest house.

Please note we are unable to accommodate large vans in our car parking area.

Large 4 x 4 vehicles may also have difficulty parking at busy times.

Main Entrance and Reception

The front porch entrance has 2 small steps of 7 cm and 3 cm high plus a front door plate of 2 cm high to the front door.
The front door is always locked. New guests arriving will need to press the bell in porch by the front door which is set at a height of 120 cm.
The front door is 79 cm wide.

The porch area is tiled and has a non-slip rubber mat.
The Reception Hall is carpeted (approximate 5.4 metres long x 1.7 metres wide).
On arrival, guests are required to complete a registration form and are then shown to their rooms and our facilities are explained.

Stairs to Bedrooms

Three double en-suite bedrooms (Rooms 1, 2 & 3) and one single room (Room 4 ) are located on the first floor (14 Stairs from the ground floor to room 1, 16 stairs from the ground floor to rooms 2,3 and 4).
One double/twin en-suite bedroom (Room 5) and one single room (Room 6) are on the second floor. 16 Stairs from the ground floor then 16 Stairs from the first floor)

The bathroom (with toilet, washbasin and shower) shared by the single rooms (Rooms 4 and 6 is located on the first floor.
The covering on the stairs and upstairs corridors is short-pile fitted carpet.
The stairs treads are 19 cm high x 26 cm deep x 77 cm wide.

Public Areas

We do not have a guest lounge area at Holmlea.

Public WCs

There is no public toilet available at Holmlea.

Breakfast Room

Our breakfast room is on the ground floor and has a door width of 78 cm. Breakfast is served from 8:45 a.m. to 9:30 am.
Any allergies or special dietary requirements are ascertained on arrival or during booking of accommodation. At busy times, guests occupying the single rooms may have to share a table.


Laundry facilities are not available on the premises but there is a laundrette at approximate 1.5 miles in Windermere. The Laundrette, Main Road, Windermere, Cumbria, LA23 1DX. Tel: 015394 42326


There is central heating throughout the house. The temperature of each guest bedroom is controlled by thermostatic controls on the radiators. The beds are made with sheets and all-season duvets. We provide fresh white towels and soaps. Each bedroom has a ‘hospitality tray’ with tea, coffee, hot chocolate, biscuits and a jug of fresh drinking water. In each bedroom there is a hair dryer, information folder, visitor attraction guide and TV with remote control. Each room has storage space which usually consists of a wardrobe, dressing table with drawers and bedside cabinets.

Bathroom, Shower-room & WC Shared

Our single standard room has its own private bathroom on the first floor. The bathroom is kept locked for sole use of the guest in the single room.

Ground Floor Bedroom

Our ground floor double en-suite bedroom (Room 7) has its own access from the car parking area. The bedroom door width is 74 cm with a step height of 10 cm and a doorplate height of 6 cm. The bathroom incorporates a toilet, washbasin (with lever taps) and thermostatically controlled shower. The shower has a step of 36 cm. The bathroom is 173 cm long x 80 cm wide with a door width of 71 cm. This bedroom has a single wardrobe, dressing table and two bedside cabinets with a lamp on each side. The room is not large enough to provide additional seating. Guests will need travel approximate 21 metres outside to the front door of the house to enter for breakfast.

Additional Information

Please ensure you read the fire notice in reception and in each bedroom for evacuation procedure.
The fire alarm sounds in all rooms and hallway areas. Should evacuation be necessary please exit via the front door. If you require assistance in this kind of emergency (eg hearing impairment) please let us know on arrival and we will ensure that you are evacuated safely. Fire extinguishers are located in the entrance hall, first floor landing and second floor landing.

Only persons over the age of 18 can be accommodated at Holmlea.
Mobile phone reception is generally good.
Holmlea is completely non-smoking.

We do not allow take-away foods to be brought into any areas of the guesthouse.

Future Plans

We are continually planning to make improvements to the guest house each year to ensure our guests have a safe and comfortable stay at Holmlea.
