Reasons to Book Direct

Making a Reservation

You can call us on 015394 42597 or BOOK DIRECT WITH US ONLINE.
Weekends(Fri/Sat or Sat/Sun) are subject to a minimum two-night stay.
Bank & Public Holiday Weekends are subject to a minimum three-night stay.
Reservations for our Short Breaks can only be booked by telephone.
Short Breaks are subject to the dates mentioned.

Confirmation of Booking

Your booking will be completed when we acknowledge receipt of your booking request. Prior to that, the booking will only be regarded as provisional.

Arrival

Check-in Time

From 4:00pm until 8:00pm (latest check-in). Guests must check-in in person and collect their own room keys.

Arriving by Car

Guests are very welcome to park at the premises from 12.00 NOON onwards. One car space per room is allocated. Extra vehicles are advised to park in the nearby Pay & Display car parks. Please announce your arrival at the front door before leaving the vehicle(s).

Arriving by Public Transport

Guests are very welcome to leave luggage from 12.00 NOON onwards. Please confirm your expected time of arrival to ensure we are here to greet you and store luggage. We cannot guarantee storage of luggage unless notified of your arrival time.

Departure

Check-out Time

Guests are requested to check out by 10.00 am on the day of departure to enable us to prepare for new arrivals. For guests on public transport, luggage may be stored at Holmlea, Free of Charge, for a short while on the day of departure, but this must be organised with us at the time of booking to ensure we are available to store luggage.

Booking Terms & Conditions

When booking your accommodation at Holmlea Guest House, Bowness on Windermere, the following terms and conditions will apply to your booking. They form the terms of a legally binding contract between us and you.

You will be asked to confirm your acceptance of these terms and conditions when you make a reservation.

Reservations for rooms are non-transferable and must not, under any circumstances, be sold or otherwise transferred to a third party who is not a member of your group. Unauthorised or unregistered visitors are not permitted in guest bedrooms at any time. Any persons visiting a guest staying at Holmlea are requested to wait outside the house.

We are unable to cater for stag or hen parties.

We reserve the right to amend these terms and conditions at any time and you should, therefore, check them each time you make a reservation. The terms and conditions applying to your reservation will be those in place on the date that you make your reservation.

You must be at least 18yrs of age to make a reservation.

The price payable includes accommodation and breakfast for the number of nights stated on your booking, daily room servicing, parking and WIFI.

Maximum persons per room are as follows: Double – 2 adults, Twin – 2 adults, Single – 1 adult. There is no capacity for extra beds in any rooms. We reserve the right to decline bookings if additional people arrive that are not on the original booking – NO refund will be given. Children cannot be accommodated.

Holmlea Guest House is a Non-Smoking Property: Smoking of cigarettes or e-cigarettes is not permitted anywhere in the house or bedrooms.

Deposit

Flexible Policy: For reservations made on this policy no deposit is required at the time of booking. 100% of the total booking value will be processed by us 7 days before arrival. A credit/debit card is required at booking for verification pre-authorisation. The expiry date of your debit/credit card must be later than the end of your stay.

Semi-Flexible Policy: For reservations made on this policy more than 7 days before arrival, the non-refundable deposit is 30% of the booking value taken at the time of booking. The remaining 70% of the booking value will be processed by us less than 7 days before arrival. For bookings made less than 7 days before arrival, the full 100% of the total booking value is payable at the time of booking and is non-refundable after that time. The expiry date of your debit/credit card must be later than the end of your stay.

Non-Refundable Policy: For bookings made at any time before arrival, the full 100% of the total booking value is payable and non-refundable. The expiry date of your debit/credit card must be later than the end of your stay.

Short Breaks: Payment in full is required at the time of booking by credit/debit card. The expiry date of your debit/credit card must be later than the end of your stay.

Cancellation by you

Flexible Policy: Free cancellation up to 7 days before arrival. If you cancel 7 days or less before arrival or fail to check-in (“no-show”), or leave before your due departure date, we reserve the right to charge you for the full balance due for the whole of your booking.

Semi-Flexible Policy: Cancellation 7 days or more before arrival you will lose your deposit, but will not be charged for the remainder of your booking. If you cancel 7 days or less before arrival or fail to check-in (“no-show”), or leave before your due departure date, we reserve the right to charge you for the full balance due for the whole of your booking.

Non-Refundable Policy: No refunds are given on this policy if the reservation is cancelled at any time.

Short Breaks: No refunds are given on our Short Breaks if the reservation is cancelled at any time.

Booking Amendment by you

Flexible Policy: Reservation can be changed to alternative dates free of charge (to arrive within 12 months of the original dates) provided we are given not less than 7 days notice of the change. This is subject to availability, excludes bookings made for Bank Holiday periods and is a one-time change transfer. The room rate may increase dependent on the new dates you require (and this will be added to the payment from original booking). If, however, we transfer your booking due to circumstances beyond our control, we will honour the room rate on the original dates and any balance will be processed 7 days before the new date of arrival.

Semi-Flexible Policy: Reservations can be changed free of charge to alternative dates (to arrive ithin 12 months of the original dates) provided we are given not less than 7 days notice of the change. Short Breaks: Reservations cannot be amended at any time.

For ALL Policies and Short Breaks: We must advise that we are notified in writing of your intention to cancel. It is recommended that you take out travel insurance which provides for cancellation cover.

Booking Amendment by us

If you have booked a specific room or short break, we will try to ensure that this room or short break is available to you. In circumstances beyond our control, we do however reserve the right to accommodate you in a different room or short break (at no further cost to you). We will attempt to provide notice of change if possible. If this room or short break is not acceptable, you have the right to treat the booking as being cancelled and we will refund all monies already paid by you and confirm that you will not be liable for any further payments to us. Our liability will not extend beyond this refund.

Cancellation by us

We may cancel your reservation or short break at any time with immediate effect by giving you written notice (which includes email) if:
•you do not pay us when you are required to do so.
•you break the contract between us in any way.

If we cancel your reservation or short break where you are at fault, we reserve our legal rights in respect of your breach of contract. Where your stay had/has not yet commenced, the total payment made or to be made by you for such room or short break shall be deemed a cancellation charge and is not for any service.

Events outside our control

In the unlikely event that we are forced to cancel your booking following an event outside of our control (including industrial action, explosion, outbreak of disease, health and safety issues, fire, flooding, and failure of power and/or water supplies or emergency evacuation) we will attempt to give you plenty of notice to allow you to transfer your reservation dates at Holmlea Guest House. If this does not meet your acceptance, we will cancel your booking and fully refund all monies already paid by you and confirm that you will not be liable for any further payments to us. Our liability will not extend beyond this refund.

Damage and Breakage

We are sure that you will take care whilst you stay with us, and we acknowledge that accidents sometimes happen. We do however reserve the right to charge for any damage or breakages. You will be notified of costs in writing as soon as is reasonably practicable if the damage is discovered after you depart. We also reserve the right to charge further sums if we are unable to re-let the room as a consequence of the damage.

Smoking Policy

It is against the law to smoke in any area of the house or bedrooms. If you wish to smoke, please kindly do so outside and away from the porch area. A cigarette bin is provided at the side of the house. If we find that guests have been smoking in their room or other areas of the house, then we reserve the right to ask you to leave immediately and the booking cancelled without a refund. Whether or not you are asked to leave, we also reserve the right to charge a sum equivalent to one night’s stay if we are unable to re-let the room for 24 hours whilst it is fully aired. You will be notified in writing as soon as is reasonably practicable if evidence of smoking is discovered after you depart.

Pets

Sorry, we do not accept pets.

Our Liability

We do not accept any liability for damage to your property or injury to you (or other members of your party) whilst on our premises unless caused by the negligence by us.

Data

Any data collected as a result of your booking will be stored in accordance with the provisions of current Data Protection legislation.
